This is especially true in homes built here in the 50's, 60's, and 70's. Quite often they have been remodeled over the years by the homeowners themselves, by "Handy Men" (un-licensed contractors), or otherwise had significant work done without required permits. We see many examples of room additions that started out as patios, carports or garages, altered to become enclosed "Florida Rooms", bedrooms, bathrooms or other full "liveable" room space. In many cases it was discovered that there was no consideration regarding foundations, roof support, slab thickness, electrical needs, insulation or flashing details. Concrete slabs of patios, carports and garages are never the same elevation as the existing structure foundation, which usually results in water intrusion when recognized construction practices are not followed...and they often are not. Furnace hung from I-Joist - 7 Replies

Furnace hung with iron channels bolted into bottom rails of I-Joists. Kosher? (Eight years and no signs of sagging/cracking of truss/joist rails.) Still...lower rails seem a bit flimsy for such.

This was a five-year old Trane that made a loud buzzing noise at the evap box when run in resistance heat mode. Exterior substrate for granite ctop?

Normally for interior granite slabs, I use 5/8" plywood as a substrate over the cabinets. I have a project where there is a pass-through window area with the matching material on the outside.
